Below are some of the frequently asked questions by new and existing residents. Please contact us for more information, to schedule a showing, or if you have other questions about life at Avaria of Santa Fe Apartments in New Mexico.

  • What is the pet policy?

    Fido is welcome to be a part of the Avaria community, as long as he is under 35 pounds (unless we meet him first). He can bring one furry friend along, too! Fido and his friend must be on the approved breed list to be able to move in, so call the Avaria team for more information. We all know that sometimes Fido can get over excited and cause some damage to the apartment. Avaria requires a $500 refundable* security deposit and a $150 fee per apartment. Fido has to pay rent, too, so his portion is $20 per month. *Don't forget to ask about our Sure Deposit program, where Fido's security deposit can be as low as $87.50!

  • What are your amenities?

    An indoor/outdoor year-round heated pool, fitness center, clubhouse, mezzanine, ample parking, and beautiful landscaping, BBQ areas and nearby natural walking/jogging paths. 

  • How do I apply?

    In order to apply, future residents must complete an application and sign the Rental Criteria form. An application fee of $45 for is required for each person over 18 to begin processing the application.

  • How much are security deposits?

    The refundable security deposit for all floor plans is $500 on approved credit. Don't forget to ask about our Sure Deposit program, where your security deposit can be as low as $87.50!

  • How soon will I know whether or not I'm approved?

    Once you have completed the application and paid the application fee, we will usually have an answer within 24-48 hours.

  • When is rent due/late?

    Rent is due by the 1st of every month but is not considered late until the 4th.   We know you're busy, so we've made it easy for you to set up an account to Pay your rent online

  • What are the office hours?

    M - F: 9:00 am - 5:30 pm
    S: 10:00 am - 4:00 pm
    Su: Closed

  • Do you have a resident referral program?

    Yes! We always greatly appreciate residents spreading the word to friends, co-workers and family about our beautiful community. Please inquire in the office about current resident referral benefits or contact us online.

  • Do you require the residents to use a particular cable company?

    You are welcome to choose any cable and phone provider you would like. Here are some suggestions:
